Roof Scaffolding in NZ: What It Is, and What It Actually Costs

Roof scaffolding is the phrase most people reach for when a job needs safe access to a roof. It covers a few different things, and for most houses the one you need is the smallest of them. Here is what the term actually means in New Zealand, and what goes into the price when you ask for a quote.

What people mean by roof scaffolding

Roof scaffolding is not one product. It is a catch-all for any temporary gear that makes a roof safe to work on, and in New Zealand it usually comes down to one of three things.

Edge protection is a guardrail around the perimeter of the roof. Posts, a top rail, a mid rail and a toeboard, fixed to the fascia or to the roof itself, standing about waist height above the spouting. It stops people and gear going over the edge, which is where the risk sits on roof work.

A full scaffold is a structure built up from the ground alongside the building, with boarded platforms at each level. It gives your crew somewhere to stand and safe access to the walls at every height, not just the roofline.

Direct fix brackets are a permanent fixing system for commercial roofs that need regular access. The anchor points stay on the roof, so the gear goes up faster every time someone needs to get back up there.

Which one your job needs

One question sorts most of it. Where is your crew standing while they work? If they are on top of the roof, edge protection is the control that fits. If they need to reach the walls, the windows or the cladding, that is a full scaffold.

Re-roofs, roof repairs, spouting replacement, solar installs, roof inspections and moss treatment all happen on the roof surface, so they take edge protection. Recladding, weatherboard work, window replacement and painting below the roofline need a platform to stand on, so they take a scaffold.

What roof scaffolding costs in New Zealand

There is no per-metre rate that holds up across real jobs, which is why you will struggle to find a price list online. Two houses with the same floor area can price quite differently. What we can do is be straight about what moves the number.

The size and shape of the roofline

Perimeter matters more than floor area. A simple rectangular roof needs less gear than the same area broken up by gables, dormers, valleys and changes in height. More corners means more posts, more rails and more time on site.

Single storey or two

Height changes the install, the gear and the labour. A two storey home takes longer and needs more of everything than a bungalow with the same roofline.

How long you need it up

Hire runs for as long as the job does. A two day repair and a six week re-roof are different propositions. If your trade thinks they might run over, it is worth saying so when we quote rather than after.

Site access

How close we can get a truck, whether there is a fence, a steep bank, mature trees, a pool or a tight boundary. Awkward access adds time at both ends, because everything gets carried in and back out again.

Where the job is

We work out of our yard in Te Kamo and travel is part of the price, so a job in Kamo and a job up in Kaikohe are not the same number.

Why it costs less than a full scaffold

Edge protection uses a fraction of the components of a scaffold on the same building, and it goes up and comes down faster. Less gear on the truck, less labour on site, less ground taken up around the house.

That is the practical reason the distinction is worth knowing. If you have been quoted a full scaffold for a straight re-roof, it is worth asking whether edge protection would do the job. Sometimes there is a good reason it will not. Often there is not, and the number changes.

It runs the other way too. Edge protection on a job where the painter needs to reach the weatherboards will not work, and you will end up paying twice to put it right.

How to get an accurate quote

Send us the address, what work is happening on the roof, roughly when it starts, and how long your trade expects to take. A couple of photos of the roofline from ground level help more than anything else, because they show the shape, the height and the access in one go.

There is no per-metre rate we could quote you honestly. Two roofs with the same perimeter can differ by a lot once you account for height, roofline complexity, how long the gear is up and how hard the site is to get around. We price each job on what it actually involves.

What is included in the price?

Delivery, installation, the hire period, dismantling and pick-up. One number covers the lot, and there is no separate charge to have the gear collected.

How long can I keep it up for?

As long as the job runs. Short hires for a repair and long ones for a full re-roof are both normal. Tell us the expected duration when we quote and we will price it on that.

Can I hire it for just a couple of days?

Yes. Short hires are common for roof repairs, inspections and small spouting jobs.

Who installs it?

We do. Installation and removal are both part of the job, so you are not putting anything up yourself and you are not responsible for how it goes together.

Is roof scaffolding cheaper than a full scaffold?

Edge protection is consistently cheaper than a full scaffold on the same building, because it uses less gear and less labour. Whether that comparison applies to your job depends on whether the work is on the roof or on the walls.

Do I need roof scaffolding for a single storey house?

A lower roof is still a fall risk, and a single storey roof edge does not need much height to do serious damage. Whether it is required comes down to the work being done and who is in control of the site, so it is worth asking your roofer what they have organised.
